(Disneyland, 1955 through 1958) A comprehensive archive of documents related to the loan application and appraisal of Disneyland performed for Bank of America and rescued from destruction by Richard Rawson. The appraisals include an "as is" valuation (prior to park expansion) and a separate valuation upon completion of the expansion. Excerpts from the Title Policy, dated April 1, 1955, include the legal descriptions of land parcels acquired to create Disneyland Park. These are actual documents used by Bank of America to value and perform its analyses for loan underwriting purposes. The lot contains two binders and other documents, many of which were created by December of 1958. One binder contains schedules relating to income, real estate, renovations, leases, income from Disneyland Lessees and lease terms, and other capital. The other binder contains "News from Disneyland" releases spanning 1957 to 1958, Bank of America appraisals of livestock, lists of licensed vehicles and equipment, and reports regarding insurance policies for various parcels owned by Disneyland, Inc. In addition to the binders are numerous hand-written pages related to parcels of land around the periphery of the park, and other notes. Incredibly detailed and comprising well over 100 pages of documentation, the appraisal accounts for every part of the park down to the livestock. Also included are individual sheets with estimated costs for new attractions including the Monorail, Submarine Voyage, Matterhorn Mountain and Bob Sled Ride and other ride expansions including Fantasyland Autopia. The binders measure 11.75"x11.75" and 3" wide, while the large folders measure 13"x10.5". The folders, binders, and contents are in overall very good condition, exhibiting creases, and wear to edges and corners, common to ephemera of a similar vintage. Truly an amazing piece of Disneyland History, we have never seen such detailed documents offered for
sale.
